The Old Schoolhouse

This cottage is NOT availabe for all of 2010( sleeps 8)

After careful refurbishment, the Old Schoolhouse in Ardfern is ready for occupation and available for holiday lets. It has been a major effort to retain the original character of the building while bringing it up to the high standard expected in today’s holiday properties. Originally built in 1828, this fine stone and slated one and half story house was occupied by the schoolmaster and his family, with separate accommodation for a housekeeper and still with space for a schoolroom, till the new school was built in 1884.

Now it has an upper floor with a master bedroom, with en-suite bathroom, three other twin or double bedrooms and a family bathroom with large bath and shower. There is also a separate toilet and a laundry area with washing machine and tumble dryer.

Downstairs, the front hall leads to both the kitchen and a large living room. It has wine racks for a decent small cellar and a coat cupboard to take any amount of boots and Barbours, fishing rods, riding hats or life-jackets. It also leads to a downstairs toilet and shower room and through to further room which can be either a fifth twin/double bedroom or sitting room. This room and the master bedroom are good size rooms with the ability to take an extra bed or cot. The other three bedrooms do just have room for beds convertible as twin or double, with bedside tables, small wardrobes and a dressing table but not for much else. Each room can have a TV and a telephone. The downstairs bedroom has a French door to outside.

The Living room leads to a conservatory, double glazed, with heated marble floor, which has an array of Lloyd loom chairs, plants, coffee tables and a bookcase which goes most of the way round the room and contains an eclectic collection of paperbacks. The living room is more of a farmhouse kitchen. It has a Franklin stove open fire at one end, with easy chairs and an ancient oak settle round it. There are two dressers, one with a Belfast sink built in, acting as a drinks area, the other with boiling rings, toasters kettle, so that a family can largely live in one room. The main feature is the big table, where 14 people can dine in candle lit splendour or slop around at extended family breakfasts. There is also a writing desk and a bank of shelves with music centre and plans for computer run media centre with home cinema.

The kitchen has double sinks, two dishwashers, an American fridge/freezer with cool water and chopped ice in the door. The cooker is a six burner double oven Rangemaster, with halogen top. Apart from that it is simply equipped, a farmhouse kitchen for country meals. That’s just as well with a lobster pool just across the road and the famous Barbreck beef and lamb within sight.

Connected to the house is an old stone barn, now converted to a garage or play room. It contains a small pool table, ping-pong table and dart board but these can be folded up if the space is needed for a party or to pack the car during a rain storm or to repair a dinghy.

The house faces south, across the Ardfern road, to the sea, with a small garden in front, notable for its palm tree and large climbing roses. Behind there is a larger garden divided by a track which provides parking for several cars. On the house side a 50’ herbaceous border is being developed and there is both a flagged terrace and a grass area with garden furniture for outdoor living. Beyond the track is a larger lawn, usable for ball games or rough croquet. From the front of the house, across the road is a narrow extension of the garden which leads to the seashore. It is mainly huge reeds and wildflowers and the shore is a mudflat at low water but there is a tidal pool, deep enough to keep the oysters fresh, which attracts the wild ducks.

The house has full central heating; there are radiators throughout the fully carpeted upper floor. The ground floor has under-floor heating below polished oak floors. The hot water and the heating are supplied by a geothermal heat pump, the heat extracted from the surrounding 3 acre garden. It is a pressure system, topped up by off peak electricity, so there are power showers on both floors and it is really cheap to run. There is also a heat recovery and ventilation system. All the waste heat in the house is recovered, passed through a second heat pump, which warms clean filtered air and passes it back into the house. No smells, no pollen, it is easy to notice the nice atmosphere. Please, however, only smoke in the conservatory, if you have to, as it has large French doors and a marble floor. If you want to boil lobsters or crabs, please use the kettle barbeque in the garden as the smell will halve the life of the filters.

The housewill sleep 10 people in reasonable comfort, especially with 4 bathrooms and an extra toilet. It is nice to have a group of that size around the dining table. It will suit two families or a group of friends quite well. It will work just as well for a smaller group. One bedroom leads off the master bedroom, making a good dressing room, the ground floor room can become a cosy sitting room and the dining table reduces in size. With full circulation on the ground floor and with the playroom it is possible to entertain about sixty people. It would be ideal for a small country wedding, especially as it is only a couple of hundred yards to the lovely 18th Century Kirk on the waterfront. For those who do not wish to cook all the time, it is only a hundred yards to the Galley of Lorne Inn and the Crafty Kitchen, both renowned eating places. It is the same distance to Ardfern Yacht Centre and the start of boating adventures among the many enchanted island in Loch Craignish.
